The development included a new high profile stadium, increasing capacity to 60,000; residential development; foodstore and extensive area of public realm.

A townscape and visual impact assessment formed part of an Environmental Impact Assessment of the effects for a proposed new stadium for Tottenham Hotspur Football Club. It considered the effects.

The scheme involved an enhanced integration of the stadium into the urban fabric, giving it a direct frontage with the High Road, a core and focal area within Tottenham and a sensitive location with a number of listed buildings and designation as a Conservation Area.

The assessment included 30 viewpoints from representative locations within the local and wider context, and from key long distance locations. Working with the design team, a scheme was designed that successfully achieves the Club’s needs, together with the creation of distinctive new built forms and open space, whilst integrating the proposals into the setting and minimising visual intrusion.
